Acquisition and Disposition

We represent local businesses and developers in the purchase and sale of office buildings, retail space and multi-family housing projects. We have represented clients in the purchase of manufacturing facilities for re-development, including Miller Brewery, Electronics Park and Hancock Air Park. We have also represented clients who have sold facilities such as the Smith Corona plant. Recently, we represented a developer in the purchase of 15 regional shopping malls located in 5 southeastern states.

Commercial Leasing

Hancock & Estabrook regularly assists landlords and tenants in all aspects of leasing transactions, including shopping centers, retail stores, warehouse space and offices. We also handle commercial lease terminations and evictions.

Development

We advise real estate developers at all stages from acquisition to completion of the project. Our clients include national chain retailers, manufacturers, commercial and office building developers and residential developers. Currently, we are representing a national food retailer in the purchase and development of store locations and a national petroleum company in the acquisition of gas station/convenience store sites. We also represent a developer of affordable housing throughout New York.

Financing

We represent banks, government entities and investors in financing real estate transactions with traditional mortgages, securitized loans, sale-leaseback transactions and more specialized financing such as synthetic leases.

Foreclosures

We handle commercial foreclosures for both private and institutional lenders. Recently, we assisted a real estate investment company in the purchase, maintenance and resale of properties acquired in foreclosure actions.

Natural Gas Leasing

We represent property owners in natural gas exploration and drilling matters, including negotiation of gas leases with energy companies.

Residential

We represent banks, mortgage lenders and individuals in the purchase, sale, construction and refinancing of homes.
